The Vacant Home Staging Process, Step by Step
Step 1: Initial Contact
Reach out by phone or through the website. We collect details about the property, including square footage, location, rooms to stage, and property type.
Step 2: Customized Proposal
We prepare a staging proposal and schedule a Zoom call to walk through the details and answer questions. The proposal is also sent by email.
Step 3: Property Visit
We visit the vacant property to take precise measurements, photograph the space, and finalize the design direction.
Step 4: Paperwork and Deposit
Once you’re ready to proceed, we send the staging agreement. A 50% deposit secures your staging date and starts the inventory selection process.
Step 5: Design and Preparation
Our design team selects furniture and accessories from the warehouse based on the property’s style, target buyer profile, and room measurements.
Step 6: Staging Installation
Our team delivers and installs everything according to the design plan. Staging is typically completed in a single day. You receive updates throughout.
Step 7: Listing Period
The property is ready for professional photography and showings. Staging remains in place for the standard one-month rental period.
Step 8: Destaging
Once sold, we schedule pickup. All items are tracked by barcode, and the property is left exactly as we found it.

Frequently Asked Questions About Vacant Home Staging
How long does vacant staging take to install?
Staging is typically completed in a single day. Our logistics team delivers, unpacks, and installs all furniture and accessories according to the design plan. You’ll receive updates throughout the process, including photos and video of the finished result.
What's included in vacant staging?
Everything. We supply all furniture (sofas, beds, dining sets, desks, accent tables), plus artwork, rugs, lamps, plants, cushions, throws, and bathroom and kitchen accessories. Each project includes a custom design plan tailored to your property’s architecture, neighbourhood, and target buyer.
How long does the staging stay in the home?
The standard rental period is one month. If the property hasn’t sold within that time, we can arrange an extension with renewal fees.
What happens when the home sells?
We schedule destaging at a time that works for you. Our team removes all furniture and accessories, typically within 2 to 4 hours. Every item is tracked by barcode, and the property is left exactly as we found it.
How much does vacant staging cost?
Vacant staging starts at $2,000+. Final pricing depends on the property’s square footage, the number of rooms being staged, and the furniture and accessories required. We provide an accurate quote after the initial consultation.
Do I need to be at the property during staging?
No. Many of our clients are real estate agents or homeowners who aren’t local. We handle everything from delivery through installation and send you photos and video when the job is done.
Can I choose the furniture and design style?
Our designers, Rana and Angana, select all pieces based on your property’s architectural style, the neighbourhood demographic, and the target buyer profile. This approach is intentional. Staging is designed to appeal to the broadest pool of qualified buyers, not to reflect personal taste.
Will staging make a difference for my vacant property?
Empty rooms make it difficult for buyers to gauge room size, understand how spaces function, or form an emotional connection with the home. Architectural flaws, flooring imperfections, and wall blemishes also become more noticeable. Staging addresses all of this. Industry data shows that 77% of buyers find it easier to visualize a property as their future home when it’s staged, and 86% of staged homes see a 6 to 25% increase in final sale price.
What if I want professional guidance but I'm not ready to commit to full staging?
We offer a staging consultation for $250, where a StyleBite professional assesses the property and provides a detailed action plan. If you decide to proceed with staging afterward, the consultation fee is credited toward your staging cost.
